Grantee: John Heckart, guardian of Michael Sommerladie and Valentine Sommerladie

To all people to whom these presents shall come Michael Keiser of the Township of Cumry in the County of Berks in the Province of Pennsylvania yeoman and Mary his wife send greeting. Whereas Valentine Keiser, father of the said Michael Keiser, by deed poll under his hand and seal bearing date the twenty third day of November Anno Domini 1762 did for the consideration therein mentioned grant bargain sell and convey unto the said Michael Keiser in fee the two first of three described tracts of land mentioned in a certain patent to him the said Michael Keiser dated the fifth day of February Anno Domini 1763 (recorded at Philadelphia in Patent Book AA Vol. 3 pa. 526) as in and by the said patent relation being thereunto had appears. But with the condition that he the said Michael Keiser would grant the tract of land herein after described to his the said Valentine Keiser’s two grandchildren Michael Sommerladie and Valentine Sommerladie in fee or to some other person or persons in trust for them subject nonetheless to the dower of his daughter Catharine late widow of Jonas Sommerladie deceased now wife of Jacob Mohr of the Township of Heidelberg aforesaid yeoman. Whereas at an orphans court held at Reading in & for the said County of Berks the day of November Anno Domini 1763 John Heckhart of the said Township of Heidelberg sadler was appointed guardian of the said Michael Sommerladie and Valentine Sommerladie the minor children of the aforesaid Jonas Sommerladie deceased as in and by the records and proceedings of the said court appears. Now know ye that the said Michael Keiser and Mary his wife for and in consideration of the sum of five shillings to them in hand paid by the said John Heckart guardian as afsd. at and before the enscaling and delivery hereof the receipt whereof they do hereby acknowledge have granted bargained sold transferred and assigned and by these presents do grant bargain sell transfer and assign unto the said John Heckart and his heirs and assigns a certain tract piece or parcel of land situate in the Township of Heidelberg aforesaid [part of the first and third described tracts of land in the said ... patent mentioned] bounded and described as follows (that is to say) beginnning at a marked white oak standing on the bank of Tulpehoccon Creek thence by the land of the said Michael Keiser the four courses and distances next following, to wit, north eighty five degrees west seventy seven perches to a post south eighty degrees west eighty perches to a post south ten degrees east fifty six perches to a post and east twenty four perches and one half of a perch to a stone in a line of land of Joseph Eterich thence by the same the three courses and distances next following, to wit, north twenty three degrees east forty four perches to a chesnut sapling north eighty five degrees east sixty two perches to a white oak sapling and south forty two degrees east eighty two perches to a hickery standing on the bank of the said Tulpehoccon Creek then up the same creek on the several courses thereof to the place of beginning containing thirty six acres and one hundred and fifty four perches with the allowance proportionable to six acres ... cent for roads and highways together with all and singular the buildings and improvements whatsoever thereon erected and made, ways woods waters watercourses rights liberties privileges and appurtenances whatsoever thereunto belonging or in any wise apertaining and all the estate right title interest property claim and demand whatsoever of them the said Michael Keiser and Mary his wife of in to and out of the same described tract or piece of thirty six acres and one hundred and fifty four perches of land with the allowances aforesaid and premises with the appurtenances unto the said John Heckart his heirs and assigns in special trust and confidence nevertheless that he the said John Heckart his heirs or assigns shall and will hold the same to the proper use and behalf of the said Michael Sommerladie and Valentine Sommerladie or the survivor of them during their minority and to the intent and purpose that the said John Heckart his heirs or assigns shall and will re assign and transfer the same to the said Michael Sommerladie and Valentine Sommerladie or the survivor of them and to their heirs and assigns forever on their arrival to the age of twenty one years subject nevertheless to the dower of the said Catharina the wife of Jacob Mohr during her natural life and under the proprietary quitrent now due and hereafter to become due and payable for the same. In witness whereof the said Michael Keiser and Mary his wife have hereunto set their hands and seals the fifteenth day of February in the year of our Lord one thousand seven hundred sixty four.

Sealed & delivered in the presence of us, Moses Robeson, Jno. Price (indorsed thus) Berks County. Be it remembered that on the eighth day of March Anno Domini 1764 before me James Read, Esqr. one of His Majesty’s Justices of the Peace of the County of Berks came the within named Michael Keiser and Mary his wife & acknowledged the within written deed & poll to be their act and deed & desired the same might be recorded as such. She the said Mary being of full age separately & apart examined & the contents thereof first made known unto her voluntarily consenting witness my hand & seal the day & year aforesaid. James Read.
